Commercial Real Estate agent, Scott Brantley of the Beman Group recently placed an anchor tenant in the vacant, former WOW call center located at 3674 Wheeler Rd.
Brantley executed a 10-year multi-option lease with Circle City ABA for the medical services provider to take about 1/3rd of the large office building.
“We were able to work with our client (owner) to find a way to offer less space to multiple tenants instead of having to find someone willing to lease the entire 27,000 square feet.
This company originated in Indiana and has around 26 locations across the country (according to Augusta ABA Therapy Center | Autism Services | Circle City ABA).
Their mission is to enrich and empower children with autism through applied behavior analysis therapy.
“I think they will have great success and play a large role in helping many families throughout the CSRA by providing a high level of service and meeting a need many do not know enough about,” added Brantley.
Brantley says the buildout of Circle City ABA’s 9,200 square foot space is continuing and they expect to get their Certificate of Occupancy in the next month or so to open for business in late Spring/Summer of this year. The rest of the building is 100% complete and tenant-ready.
“We are working with a few different prospects on the rest of the building and hope to have something else to share soon. With the property being in close proximity to Doctors Hospital and surrounded by countless medical professionals, there is a good chance a portion or all of the remaining space is leased for medical use,” Brantley said.
Brantley is not limiting his search. He showed the building to professional service providers and fitness-themed businesses to retail and light industrial users.
There is so much additional land nearby, the owners are open to building something custom for tenants next door to the former WOW building.
