Construction continues on the south Augusta townhome project

Oscar A. Jessie has made a multi-million dollar investment in a south Augusta housing development that will likely benefit existing businesses in that area and even spur the construction of new ones.

Jessie, a local real estate developer and owner of GreenSpace Communities, LLC is currently building the Orchard Landing luxury townhome development on a nearly eight-acre property located at 3699 Peach Orchard Road.

He said the three-bedroom, two-and-a-half-bath homes sell for between $180,000 to $205,000, 10 percent below market value.

“That provides homeowners instant equity as soon as they move in,” Jessie, an Augusta native, said.

Six homes have already been built and sold, and families have already moved into those homes. Six more are under contract and haven’t been completed yet, and construction on 16 more units will begin in two weeks.

“We should have everything wrapped up by the end of the year,” he said.

Orchard Landing will eventually have a total of 44 units.

Each 2,150-square-foot unit comes with a variety of amenities, including granite countertops, tile floors, and General Electric appliances. Homebuyers can choose between floor plans with and without a garage.

Jessie has received positive feedback from homeowners so far.

“The quality of the workmanship is the first thing that catches their eye,” he said.

Jessie held a groundbreaking on the property in April 2021, and construction began in October. But supply-chain issues, specifically a shortage of materials, have caused delays in the project. He plans to hold a ribbon-cutting ceremony later this summer.

He said since he started on the project, construction has begun on other new housing developments on nearby Tobacco Road.

While Orchard Landing won’t be completed for at least another six months, Jessie is already planning to build a similar 170-unit gated community on University Parkway in Aiken. That neighborhood will also include a clubhouse.

“We hope to break ground at the beginning of next year,” he said. “The look inside and outside will be the same, but they will have more amenities and be priced $5,000 to $10,000 more.”

Jessie is also looking for property to build golf courses.

He wanted to build luxury homes like those in Columbia County neighborhoods, such as Riverwood or West Lake, without having to leave Richmond County. Jessie is also giving back to south Augusta, where he spent part of his childhood.

The Orchard Landing homes offer quality workmanship.

Jessie said Orchard Landing will help to spark business development in that part of Augusta.

“It’s definitely going to make a significant financial contribution to businesses in this area,” Jessie said. “South Augusta could use a new restaurant or two.”
