Local development company to open CSRA luxury apartment complex

Shelly Martin is excited about bringing the CSRA’s only housing development with its own rooftop lounge to downtown Augusta.

Martin, Vice President of Operations for ATC Development, said phase 1 of construction on The Augustan, a four-story, 136-unit luxury apartment complex located at the corner of 12th and Greene Streets, is expected to be finished by mid-November. Phase 2 should be finished by Jan. 2024.

Pre-leasing for phase 1 is expected to begin in early September. She said one-bedroom units will start in the $1,500 range, and two-bedroom units will start in the $1,900 range. Amenities will include a saltwater pool, a 24/7 fitness center, and a bark park.

“We’ll have a café space that will be open to the public,” Martin said. “We want it to be an upscale living experience, but not uptight.”

Tenants will be able to access their apartments and the fitness center with their phones.

“We’ll be able to manage the whole system electronically,” she said.

ATC Development has many apartment and townhome developments throughout the CSRA.

“In the past, we’ve built garden-style apartments,” Martin said. “This is a very different project.”

Local marketing firm, Wier / Stewart developed branding for The Augustan. She said while it will have some unique features, it won’t be the first luxury housing development in downtown Augusta. Martin said another example is Beacon Station on Wrightsboro Road, but she doesn’t see them as competition.

“Downtown Augusta has needed good-quality, upscale housing for years,” she said. “Each of us can provide something a little bit different.”
