New business opportunity in the heart of downtown

Mixed-use buildings are experiencing a surge in popularity. This trend reflects a departure from traditional single-use buildings, as developers and investors increasingly recognize the benefits of blending residential, office, and retail spaces within one structure. There is a new building available in Downtown Augusta with available office space.

As ABD continues to report on new faces and places in Downtown Augusta including The Earth Pantry, a grocery store that opened in November at 1026 Broad Street, the heart of the city is painting the picture of a place to work, eat, shop, and live.

In December, Augusta Tech announced it will convert the former offices of the Augusta Metro Chamber of Commerce, into a microenterprise center for new and existing businesses to use as an incubator.

The iconic Sunshine Bakery and Deli on the 1200 block of Broad Street was vacant until last year, when the Fatman’s Hospitality Group, owners of Fatman’s Mill Café in Augusta and Sno-Cap Drive-In in North Augusta, bought it. Following renovations, it will reopen as Bradley’s BBQ.

There is another property with the potential to add to the downtownscape. Located at the corner of 12th and Broad Street in Downtown Augusta, GA. It is within walking distance of the Augusta Riverwalk, Augusta Commons, and the Convention Center. This historic building will soon be home to The Marketplace restaurant. The second and third floors each have 3,000 square feet of office space available.

It has a skylight in the middle of the historic space, a freight elevator in the rear of the building, hardwood floors, a gated entry, and parking in the rear of the building on Ellis Street.
