Real Talk Real Estate: How much does a buyer’s agent cost?

Purchasing a CSRA home is a huge life commitment. It can be a beneficial endeavor that brings wealth and happiness to you and your family.

Conversely, one mistake in the buying process can be detrimental to you, your loved ones, and your wallet.

Unfortunately, the horror stories about home purchases that went catastrophic are abundant. First off, please never purchase a home without having a qualified home inspector inspect the property.

Too many times people forgo a home inspection (sometimes not knowing any better) and just weeks after moving in a floor caves in, or the hot water tank floods the house.

I’ve heard stories where special stipulations are missed at closing, and a week later the buyer comes back looking for that $5000 repair credit that was never given.

I bet you can guess whose wallet takes the hit for that. If a payoff request is not turned into the closing attorney, I can guarantee you that it is not going to be closing on time. So, instead of moving furniture into your new home, you are moving it into one of the many storage buildings from Evans to Fort Gordon for two weeks until it closes.

Buying a home is a 30-40 day process of scheduling with people, meeting with contractors or inspectors, submitting paperwork to the closing attorney, and a plethora of other things that change from deal to deal.

Not to mention, this is only after you’ve had a contract accepted on a house. There is still the process of finding a lender and getting pre-qualified, searching for homes, scheduling to see the homes, putting together the paperwork for the offer and submitting them.

For any normal person who has a job, a family, and other responsibilities, adding more stress to the home buying process (which is already stressful enough) seems impossible. I would actually argue that it would be impossible…unless it is your full-time job.

Which is why YOU need a buyer’s agent.

Find someone you enjoy working with, who knows the buying process inside and out, and who will look out for you and your family.

Best of all, your agent will get paid their commission out of the seller’s proceeds. There will be no out of pocket expense for you. Yes, technically, the money that your agent will be receiving is from you because you are purchasing the house. However, the seller is paying for the commission fees and your agent worked diligently for you. It is completely worth it, and if that somehow bothers you, just tell yourself the seller paid for it. Out of sight out of mind right??
