Life is but a dream, if you are living on the lake and Georgia’s lakefront properties are a hot commodity including Clarks Hill Lake, otherwise known as Georgia’s Freshwater Coast. When our summers can be hotter than Gordon Ramsay’s Hell’s Kitchen, a cool lakefront breeze is sought after by many potential investors from across the country.
You might be surprised to learn that more than 60% of the buyers for Georgia’s lakefront properties aren’t from here. They hail from Washington, D.C., New York, Greenville, S.C., Tampa, and Chicago.
According to Lake Homes Realty, the total Georgia market rose from $1.8 billion earlier in the spring to $2.1 billion in June, resulting in a 15% increase. That includes homes on Lake Lanier, Lake Oconee, and Clarks Hill Lake, which is in the top 10 for listings in the state. The market took a bit of a nosedive a couple of years ago, but is shoring up in 2023.
With 71,000 acres and 1,200 miles of coastline, the lake has a lot to offer families who seek a breath of fresh air on the water or a weekend escape for boating and fishing.

Lake Strom Thurmond, officially designated J. Strom Thurmond Reservoir at the federal level, and Clarks Hill Lake by the state of Georgia, is a man-made reservoir at the border between Georgia and South Carolina in the Savannah River Basin. It’s brimming with bass, bluegill, and catfish.
The lake which borders Georgia and South Carolina is also included in the Top 10 lists for Most Listings, Most Homes Available, and Most Land Available. Clarks Hill is also in the Top 10 for listings with the most affordable homes available, which may be why it’s such a “catch’ for those who want a lake home.

Lakefront living could also be considered a healthy investment. According to recent health-science research, living on or near the lake can boost your immune system, combat high blood pressure, and even alleviate some symptoms associated with dementia.
